Increasing The Value Of Your Household

Whether you're trying to work your way up the property ladder, or trying to create your dream home, you need to know how to maximise the value of where you live, s that in the long run, all your money is well spent. It's not all just about cosmetic enhancements such as converting the loft or redesigning the kitchen though, considering basic structural repairs can increase the value of your home over time. 

I've been asked by Balustrade Components to think about how you can increase the value of your household to promote this survey (make sure you fill it in!), and here are my 5 tips to help you on your way:

1. Fix Structural Problems
Before you even begin to consider cosmetic improvements and repairs make sure you fix any major structural problems. Cosmetic solutions can hide problems from potential buyers but are very unlikely to fool a valuer and this will be sure to scupper any sale. Or they can end up costing you a fortune if you leave structural problems too long and they need a whole overhaul. 

2. Install A Heating Source
The amount of times I've been to look at a property to find out that there is no heating whatsoever is astounding. Adding heating will always add more to the value of a property than it costs.

3. Fix All Superficial Defects
Small defects do not directly affect the value of a property. However, cumulatively they will prevent it from selling at the optimum price and the worth can drop. Many superficial things can be fixed fairly cheaply, it's as simple as a lick of paint, some new sealant around the bath, or fixing the lose tiles. People prefer when they can move straight in to properties so having everything fixed and ready is more appealing. 

4. Convert the Attic
A typical loft conversion costs around half the price of an extension and it doesn't take up any garden space. In terms of adding value, it is likely to be a very good investment providing it adds more accommodation than it takes away. 

5. Makeover the Kitchen and Bathroom
Attractive, hygienic looking kitchens and bathroom are essential to get the value of your home up. Ain't nothing worse than looking around a property to find a shabby kitchen or a bathroom that's seen better days.
